Home Buying Process

The HOME BUYING PROCESS can be broken down into 6 simple steps.

step 1:  Buyer Consultation

Ensuring your success as a buyer starts here! Our buyer Specialists will take the time to review expectations, discover your needs in a home, and educate you on the market & home buying process. This important step will give you the tools you need to begin your home search.

step 2:  Pre-qualification

Know what you can buy. Request to have a lender review your financial situation and help you decide what loan program is best for your situation. A pre-qualification includes submitting supporting documentation in addition to filling out an application. (ex: bank statements, paystubs, tax returns etc). A fully completed Pre-Qual will be needed to present to the seller, along with your offer to purchase.

step 3: Home Search Portal

Your own personalized home search site. We will activate your personalized MLS Portal, and listing updates. You will have real time access to ALL available MLS listings (homes for sale). You can track your favorites, rejects, or possibilities; and have the option customize your own searches as well.

step 4: Viewing Properties

See them in person. When you are ready to actively start looking at properties, we will work closely with you to find homes that you are interested in viewing. This includes any resale properties, as well as new home communities, and for-sale by owner listings.

step 5: Offer and Acceptance

Write the offer. Once you decide on a property to purchase, we will work together to craft a solid offer package. This will include analyzing comparable properties, and discovering what the competition and seller motivation are. Depending on the situation, we may advise you to submit an offer under, at, or above list price, to negotiate the best price and terms for the property.

step 6: Closing

Prepare for closing. Once an accepted contract has been negotiated, you are officially “in escrow”. During the first 10 days you will conduct your buyer due diligence, which includes property inspections, review of disclosures, and any additional research you may desire. Repair requests are negotiated and any other contingencies removed. Your appraisal will be conducted to assess value, and final closing documents will be drawn up. Signing will take place at the title company, and upon recording confirmation the place is yours!!
