Let’s take a quick look at the listing inventory activity in 2011 so far…
From 4th quarter 2010 to NOW–May 2011, inventory levels have dropped over 35%. We are experiencing A VERY ACTIVE market!
- Active listings , November 2010 39,690 **
- Active listings, May 17, 2011 25,189 (Thats quite a drop in just 6 months!!)
Note: **In our listing analysis, we do are not including AWC listings (active with contingency). These are homes where the buyer and seller have agreed on a contract, but are awaiting lender approval. They are technically still active listings, but any offer submitted would be held in backup position, and have thus segmented these listings out.
So what does this mean to you?

If you are a buyer and you see a home you like, don’t wait to write an offer. If you wait, you may have some competition and could possibly lose the home to another buyer.

If you are a seller, this is good news!! With less homes to pick from, your listing should get more attention. It would not be unusual to have several showings when you first put your home on the market and to get an offer shortly thereafter.
